01

Begin with a comparable quote

Two advertisements may use different units, time periods and inclusions. Before comparing them, write down the premises, quoted area, rate, payment basis, included charges and unresolved items. Ask the landlord or listing representative to confirm the basis in writing. A missing rate should remain unknown; it is not a zero-cost lease. Our commercial search keeps rate-on-request properties visible until a price filter is applied.

02

Separate the recurring budget from opening cash

BDC’s budgeting guidance explains that base rent can be only part of the cost and recommends checking other occupancy and move-related expenses and future increases. Obtain the particular lease’s cost schedule. Create one worksheet for recurring costs and another for deposits, professional work, fit-out and other upfront commitments. Avoid adding a charge twice when it is already included elsewhere.

03

An explicitly hypothetical example

Assume a 2,000-square-foot space with base rent of $20 per square foot per year and an additional-rent assumption of $8 on the same basis. Base rent is $40,000 annually; additional rent is $16,000; together they are $56,000 annually or $4,666.67 monthly. If separate monthly extras are assumed to be $500, the recurring monthly planning total is $5,166.67. These are invented inputs to show arithmetic, not Edmonton market rates, a quotation or a forecast for a listing.

04

Keep one-time commitments visible

If that example assumes $30,000 in setup costs and a $10,000 refundable deposit, starting cash includes both, but they are not the same kind of expense. Keep a deposit separate from non-refundable spending and confirm contractual treatment. Our calculator shows assumed setup and deposit cash separately from recurring costs. It does not determine tax or accounting treatment or the final amount payable under a lease.

05

Use the calculator as a common worksheet

Choose annual dollars per square foot or a monthly amount for the base quote. Separately enter the additional-rent assumption, monthly extras, one-time setup budget and deposit. Replace illustrative defaults with documented inputs. Enter zero only when you have confirmed an item is excluded or not applicable. Results are before tax. Keep the source of each input with your notes: arithmetic cannot resolve an unknown cost.

06

Make the location comparison operational

When comparing Edmonton, Beaumont, Nisku or another location, begin with business requirements: permitted use, usable layout, access, parking, loading, power and required work before opening. Put each unresolved requirement beside its cost estimate rather than assuming approval or a low expense. A lower headline rate is a poor comparison when spaces serve different functions. Request the records and professional assessments appropriate to the premises.

07

Prepare questions before committing

Ask what is included, what is estimated, how future changes are handled, what area the quote uses, which work is required before possession and who is responsible. Request draft documents and written clarification of unresolved items. Have your legal, accounting and other advisers assess the transaction. A useful inquiry names the property, intended use, size requirement and timing; keep confidential financial statements out of a general website form.
